Time efficient grinding?

Short question: Is there a fixed time for pokemon spawning (like :, 11:15 am; 11:45am and so on)? So that in about 2 minutes (i.e 11:14 and 11:16) I can catch 2 pokemons from the same spawning point?
Details:
Down the street from my work there are 2 spawning points with 3 pokemons each, almost all the time (a few times second one was empty). So I light a smoke and go down the street and catch them. Then another one while returning :).
If I know the relation between time and spawning start I could go down the street 5 minutes before it ends, catch 6 of them, wait a bit, new pokemon spawns, catch them at return, so 12 instead of 6.
Do anyone of you manage to do something in the line of that?
Btw, I think I already went 50 times that route and I did not hit by chance such a situation. And I don't have the discipline to time my walks so that I can cover 30 minutes by a 5 minutes interval to see if they spawn at :5', 10', 15', 25' or 30' (I don't know how to explain this, I would not be surprise if this list of minutes does not make sense for anybody :) ).
P.S. If I remember correctly from several month ago the spawn interval is 30'.

The minimum is 15 minutes and the maximum is 60 minutes in the normal spawns. Lure module lures last 1 minute or end when someone catches it. Incense lures last a random time.

So you say that the interval differs for a certain spawn point? Like now the pokemon lasts 15 minutes and next one can last 1 hour? Can you please share an online source stating this info based on some research?

For the first several months, each spawn point used to spawn a pokemon at a specific time after the hour (i.e. 1:17, 2:17, 3:17, 4:17, etc.) and last for exactly 15 minutes. But about two months ago maybe, Niantic shook up spawn point mechanics so that they would spawn at different times. I think most last closer to 30 min now, but I think the length varies.

You may have noticed when you first get to a park, there are a whole lot of pokemon waiting for you as you walk around, but a second lap around the park doesn't have as many.

The most efficient way to get the most spawns is probably to walk around the block going down one street, then coming back around on another neighboring street so you can hit different spawn points.

I do the round at home, but at work I do not have the time :), it would require around 30 minutes to do the round.
Thanks for clarification, I'm at ease now that I do the best from that walk.
